New Resident Info

Welcome to the neighborhood! Whether you just closed on your home or you're still getting settled, this page covers the essentials: gate fobs, trash and recycling, HOA dues, and where to find the community's governing documents.

Getting Started Checklist

  • Pick up your gate fobs at the management office (paperwork is usually handled at closing or lease signing)
  • Sign up for trash & water service with the City so your carts get delivered
  • Review the Covenants, ByLaws & Rules so you know what to expect from the community
  • Save the Board's contact info and bookmark the Contact Us page
  • Mark your calendar for annual HOA dues

Gate & Fob Access

The front gate is closed 24/7 and opens only by appointment or for residents with an assigned key fob. The area is under constant video surveillance.

Fobs are issued at the community's management office in Historic Downtown Melbourne (Olde Towne), about 10–15 minutes from the Enclave. Paperwork is typically completed there at the time of your purchase, lease, or rental, and each household receives two fobs.

Need an additional fob? They're available for $15 each, payable by check or money order through the management office.

Trash, Recycling & Yard Waste

When you sign up for trash and water service with the City (the two are billed together), you'll be issued a large green-lid trash cart and a yellow-lid recycling cart.

Trash is collected Tuesday and Friday. Recycling is collected Thursday. Crews typically come through in the afternoon.

Friday is also yard waste day — palm fronds, branches, and leaves can be placed at the front of your driveway for pickup.

HOA Dues

Annual HOA dues are currently $600 per year. Dues help fund maintenance of the community's water areas, ponds, gate, and roads, and the Board expects to adjust the amount over time as those maintenance needs grow.
